If you don't have the total down payment, pay $3,000 now and we give you 24 months pay the balance of the down payment while renting the house. Rent is not applied to down payment. Once you have paid the total down payment, you're on the way to owning a home by paying principal and interest each month instead of rent.

We offer you three different ways to own this house:
1. Get a loan or pay us cash. Price is $145,900.
2. We will provide a loan using a Contract For Deed. This
requires a down payment of at least $10,000 and monthly
payments of $901.80. The loan will be set up on a 30 year
amortization at 7% with a 5 year balloon. A substantially
larger down payment would give you smaller monthly
payments and a significant savings on interest. The
financed amount will be $135,900. We charge only simple
interest and no loan set-up fees. There is no bank hassle.

3. Rent To Own. Rent will be $975 per month. We will
lease the house to you for up to two years. You will have
the legal option to purchase the house. The cost of the
option is $3,000. The purchase price is $142,900. At
anytime during the two year period regardless of how much
the house may increase in value, this price is locked in by
the option contract. Note that the price is reduced by
$3.000, the amount you pay for the option.
Under this contract, you have the option of purchasing the
house, but not the obligation. If you decide to purchase the
house, you are free to get a loan anywhere you choose. If
you want us to provide a loan (see number 2 above), you
will need to give us an additional $7,000 down payment in
addition to the $3,000 you paid for the option. The total
down you will have paid is $10,000 and we finance the
balance of $135,900. This may be done anytime during the
two year lease period then we will finance the balance.
